How to verify a builder
before you buy.
A neutral checklist for evaluating a developer and project without declaring any builder “best”.
The right question is not “Who is the best builder?” It is “What should I verify about this builder and this specific project before I buy?”
1. Check project registration and approvals
Ask for the project registration details and verify the approvals relevant to the development and transaction.
2. Review completed and ongoing projects
Look at previous work, visit completed projects where possible and understand the developer’s track record from objective information.
3. Read the specifications carefully
Compare what is shown in marketing material with what is actually documented in the agreement, specifications and approved plans.
4. Understand possession commitments
Ask for the declared/contractual timeline, construction status and how delays or changes are addressed in the documents.
5. Compare the complete cost
Review base price, parking, maintenance, taxes, registration and other applicable charges — not only the advertised rate.
6. Visit the project
A site visit helps you assess access, neighbourhood, construction progress, layout and the overall feel of the property.
A2Z Flats works with multiple builders. This guide is intentionally neutral so buyers can evaluate projects without creating a “best builder” ranking or conflict with builder relationships.
